Based on the JCI BMS and HVAC Improvements works Completed In The Last 6 Weeks, We expect Electricity Reduction For HVAC Services Between 15%-30% Within The First 30 days. We will track HVAC services electricity reduction starting from 26/11/2024 onwards. Further JCI BMS and HVAC Improvement Works Will Continue Based on The Site Investigations and Issues Found. Ongoing Electricity and Gas Reduction Works

·       333 Queen St HVAC Gas Usage Is Extremely High Compared To a Similar Size Commercial Building. Based on the JCI BMS and HVAC Improvements works Completed In The Last 6 Weeks, We expect Gas Reduction For HVAC Services Between 20%-40% Within The First 30 days. We will track HVAC services gas reduction starting from 26/11/2024 onwards. Further JCI BMS and HVAC Improvement Works Will Continue Based On The Site Investigations and Issues Found. Ongoing Electricity and Gas Reduction Works

·       Based On A Comprehensive Review of JCI BMS, HVAC Systems and Central Plant BMS, We expect Major Electricity and Gas Reduction Within The Next 3 Months Starting From 26/11/2024. Further Works Are Required To Achieve Below Reductions, We will continue to work with BMS contractors, and HVAC contractors to achieve very high electricity and gas reduction targets set for the building within the next 3 months. Please note reduction figures are an estimate only and set on a higher side to operate the building as efficiently as possible without compromising occupant comfort. ·       Tenant CDWP 02 - This pump feeds water cooled packaged units in the building. We found it isolated at both ends (MSSB and local isolator). This pump is controlled through the JCI BMS, it runs whenever any of the AHUs runs. CDWP Is Currently Off With No CDW Supply To Water Cooled Packaged Units In The Building. Work In Progress.

·       Lobby AHU 01 - This unit is not connected to the JCI BMS. There Is No Information About The Control, Service and Maintenance Of This AHU. The AHU Is Installed With CHW and HHW Control Valves, and Dampers. Work In Progress.

·       VAV-L3-01. HVAC Maintenance Contractor Needs To Check Damper Blades (No Airflow Change After Manual Damper Shaft Operation). Work In Progress.

·       L4 VAVs Are Not Communicating To JCI BMS. This Is A Serious Issue With A Number Of VAVs Experiencing Airflow and Temperature Control Issues. These VAVs Need To Be Connected To The JCI BMS. Work In Progress.

·       AHU Perimeter Lower Section Return Air Damper Actuator Fault (1 Off). Replaced Faulty Actuator With JCI Actuator and Confirmed Correct Operation. Resolved.

·       VAV-G-08 Faulty Temp Sensor Wiring Issue. Sensor Was Reading Incorrect Value - Above 36DegC. Sensor Wiring Fixed and Confirmed Working Properly. Resolved.

·       AHU Economy Control Strategies/Programming Was Incorrect. Both AHUs (Internal and Perimeter) Were Not Running In Economy Mode Resulting Higher Energy Usage Due To CHW and HW Plant Operation. Control Strategies Were Amended In The Last 5 Years By Unqualified BMS Technicians With No Access To The BMS Program In The Field Control Resulting In Major AHU Economy Mode Control Issues (Airflow, Pressure, Temperature, Energy and Gas). Economy Mode Control Strategies Were Reviewed and Reprogrammed. Economy Mode Was Tested and Confirmed Operating Accurately. Resolved

·       AHU Supply Air Temp (SAT) Control Strategies/Programming Were Incorrect and Inefficient Resulting in CHW Plant and HHW Plant Operation and Higher Energy Usage. Both AHUs (Internal and Perimeter). Level 2 VAVs Were Not Programmed To Include In The SAT Control Strategy To Calculated Cooling Demand To Control the Associated AHU CHW Valve. AHU SAT Control Strategies Were Reviewed and Reprogrammed. L2 VAVs Were Included In The Program. AHU SAT Control Was Tested and Confirmed Operating Accurately. Resolved.

o    Old Control Strategy : Highest VAV Cooling Demand Per Floor.

o    New Control Strategy : Average Cooling Demand Per Floor.

·       Air Conditioning Was Not Running When We Arrived Onsite At 8am. Incorrect Calendar Holiday Schedule Was Programmed More Than Five Years Ago. Existing Calendar Schedule Was Deleted and New Calendar Schedule Was Programmed Until May 2025. Resolved.

·       CHW Plant Cooling Call JCI BMS To Central Plant BMS : There Was No Clarity About Cooling Call Transfer From JCI BMS To Central Plant BMS To Operate CHW Plant. Property Manager Requested to Run New Wiring Between Two BMS To Transfer Cooling Call. Cooling Call Signal From JCI BMS To Central Plant BMS Was Tested and Confirmed Working On Onsite. A Physical Connection Exists Between Both BMS To Transfer Cooling Call. Resolved

·       HHW Plant Cooling Call JCI BMS To Central Plant BMS : There Was No Clarity About Heating Call Transfer From JCI BMS To Central Plant BMS To Operate HHW Plant. AHUs Were Programmed To Run 2 Hours In Advance Mon-Fri Resulting Higher Run Hours of HVAC Plant and Equipment. AHU Optimum Start (Warm Up and Cool Down Modes) Were Reprogrammed Correctly, and Efficiently.

o    New Settings Monday : 60 Minutes  and Tuesday-Friday - 40 Minutes

o    New Settings With 21.5DegC and 22.5DegC Building Average Temperature Limits. Resolved

o    Old Settings Monday-Friday - 120 Minutes With 21.5DegC and 22.5DegC Building Average Temperature Limits

·       AHU Free Cooling Control Mode Was Missing : CHW Plant Was Operating At Higher Capacity In The Morning When Building Was Occupied. A 20 Minute AHU CHW Valve Inhibit Control Strategy Was Implemented To Ventilate The Building If Free Cooling Was Available and AHU Economy Mode Was Active. This Will Help To Reduce Energy Usage By Reducing Operating Load Of Lead Chiller. Resolved

·       AHU Cooling Call Enable CHV Valve SP of 40% Was Low Resulting In Chiller Short Cycling Issues and Temperature Control Issues. There Was No Cooling Call Enable Delay Programmed. AHU Cooling Call Disable CHV Valve SP of 10% Was Low Resulting In Chiller Short Cycling Issues and Temperature Control Issues. There Was No Cooling Call Disable Delay Programmed. AHU Cooling Call Enable CHV Valve SP of 40% Was Raised To 70%  To Reduce/Eliminate Chiller Short Cycling Issues and Temperature Control Issues. 300 Seconds Cooling Call Enable Delay Was Programmed To Operate CHW Plant Reliably and Smoothly. AHU Cooling Call Disable CHV Valve SP of 10% Was Raised To 20%  To Reduce/Eliminate Chiller Short Cycling Issues and Temperature Control Issues. 600 Seconds Cooling Call Disable Delay Was Programmed To Operate CHW Plant Reliably and Smoothly. Resolved

·       AHU OAT Temperature Interlock To Enable and Disable Cooling Call. AHU Cooling Call OAT Temperature Interlock Condition Was Checked and Tested Successfully. Resolved.

o    AHU Cooling Call OAT Interlock Condition Active If OAT > 15DegC

o    AHU Cooling Call OAT Interlock Condition Inactive If OAT < 15DegC - 2DegC

·       AHU Supply Air Temperature Setpoint Reset Control Strategy Was Based On Highest VAV Cooling Demand Selection. This Was Inefficient Resulting In Short Cycling Of Chilled Water Plant. AHU Supply Air Temperature Setpoint Reset Control Strategy Was Changed To Average Floor VAV Cooling Demand Selection. This Will Help To Reduce/Eliminate Inefficient Operation and Short Cycling Of Chilled Water Plant. Resolved

·       BMS Graphics : A number of points linked on the BMS graphics pages were either incorrect or missing. BMS Graphics were difficult to navigate, there were no folders to access all VAVs for each floor. Missing and Incorrect BMS Points Were Linked To Each VAV Graphic Page. Folders Were Created To Navigate to Each Floor. Resolved.

·       Central CHW and HHW Plants Have Been Operating Extremely Inefficiently Because of AHU VAV System Incorrect Temperature Control, Airflow Control, Water Flow Control, and Pressure Control. We have made adjustments to improve AHU VAV Temperature Control To Reduce Gas and Electricity Usage With Below Adjustments. Old VAV (47 Off) Temperature Heating and Cooling Setpoints were inconsistent which were causing excessive CHW Plant and HHW plant energy usage and run hours. We have made adjustments to improve CHW Plant and HHW Plant operational performance, reliability and energy efficiency. Work In Progress

o    New VAV Common Temperature SP : 22.5DegC. New VAV Heating Temperature SP : 20.5DegC. New VAV Cooling Temperature SP : 23.5DegC.

·       VAVs With High Airflow Readings When AHUs Are Off : A Number of VAVs Were Reported Very High Airflow Readings With AHUs Turned Off. Airflow Trend Logs Were Set To Monitor the Issue. Work In Progress.

·       VMA13, VMA14, VMA34, VMA65, VMA53, VMA54 - Temp Heating and Cooling Offset Points are missing. Work In Progress
